Shriram Southern Crest is a premium high-rise residential apartments located diagonally opposite to JP Nagar metro station on Kanakapura Main Road, JP Nagar, Kumaraswamy Layout, Bangalore, Karnataka, India. The Project Site is directly accessible by 80ft wide Kanakapura Main Road, which runs parallel to the east boundary of the Property. The Project is easily accessible from upscale suburbs of Jayanagar and JP Nagar.
The Project land was initially planned as a retail mall by Unitech Group of Noida. However, post the revelation of 2G telecom scam where Unitech promoters were accused of corruption, the project got delayed and was later cancelled. Finally, the landowners (Unitech is a part owner of the land) offered the land to Shriram Properties to develop it as a residential project.

We have benchmarked Shriram Southern Crest against other high-rise apartment projects on Kanakapura Main Road & JP Nagar within 5 Kms radius. The arrival of Namma Metro has significantly improved the connectivity of Kanakapura Main Road with the rest of city. Prices have subsequently shot up by over 15% on the Kanakapura Main Road in the last 2 years.
We found the price of Shriram Southern Crest “Less” compared to prices of other competing projects in the immediate vicinity though it is “Expensive” compared to other projects on Kanakapura Main Road down south. Price here reflects the premium of metro station and well-developed neighborhood.

The only drawback with the location is that the land is next to a graveyard.

Construction Quality Rating: BETTER THAN MOST
We found “Good” Quality of Construction in all its completed projects. The construction in this Project is outsourced to a well-known Engineering & Construction company. The Project offers large sized apartments with good design features. CnT architects have done a good job on the master plan and unit plans design work.
Though the project is positioned as a premium project and individual units priced upwards of Rs. 1.5 Crores, we didn’t find specification up to the required level. The Project offers standard specifications of a typical non-premium high rise apartment project. Hence we were not able to provide a rating of 8 or higher to the construction quality.
