The Project Site is located just off Kanakapura Main Road, Talaghattapura, Bangalore, Karnataka, India. We have benchmarked Sobha Arena (The Park and The Plaza) against other high-rise apartment projects on Kanakapura Main Road towards North within 5 Km. We found the price of the Project “Less” compared to prices of other competing projects on Kanakapura Main Road. The relatively lower price is because of the location which has minimal social infrastructure at present. All other competing projects are upwards of North closer to the city. Also other projects are very close to the existing Metro line. Hence, a premium in their price is expected. For this location price of Sobha Arena appears to be “Expensive“.

The arrival of Namma Metro has improved the connectivity of Kanakapura Main Road with the rest of City significantly. Prices have also shot up by over 15% on the Kanakapura Main Road in the last 2 years. Phase 2 of Namma Metro will make the stretch of Anjanapura – Puttenahalli operational and shall provide major fillip to demand for residential projects on this stretch. Talaghattapura metro station is opposite to the Project on Kanakapura Main Road.

With the arrival of Phase 2 of Namma Metro on Kanakapura Main road till Talaghattapura, connectivity of the Project with the rest of Bangalore shall increase multi-fold.
