Though the price looks less compared to other competing projects, we believe the price of Bollineni Silas is “Fair” compared to those of similar apartments in the same micro-market. The price is expected to be lower than most of the projects mentioned in the table because of poor brand equity and location of the Project.

Besides infrastructure, the group has interests in steel, hospitals, stone-crushing and education. Bollineni Infrastructure is promoted by Mr. Bollineni Krishnaiah and his family since 1982. Mr. Bollineni Krishnaiah is an ex-MLA and hence we assign some degree of political risk to the group. Real Estate is a very small business vertical within the group and has not been a successful venture so far. There is hardly any public data available of the group’s projects which don’t reflect well on the transparency of its business operations.

Bollineni Silas has received all required NOCs from the concerned authorities, master plan approval from BDA and building plan sanction from BBMP. We did not find any regulatory issues with the project.
There is a naala which passes right through the middle of the property. We haven’t checked the type of naala but prima facie it appears to be a storm water drain that connects two small water bodies at the two corners of the property. The same naala also terminates at the big Sadarmangala Lake.
Buyers are advised to conduct an independent legal and technical due-diligence of the project before investing in the project.
